Exceptional

Excellent value for money. The staff, as well as the residents are very warm and welcoming. I truly felt I was among my family members. The room was very clean and tidy, with arranged towels and bed sheets, outside it, the kitchenette and its specified bathroom. The WiFi network is strong. The location is perfect nearby the metro & bus station, in addition to some restaurants and bakeries.
I could not find the Guest House easily on Google maps, asked some locals to assist me, they kept asking others about directions, and we searched together for the Guesthouse till we finally found it. Its contact number was out of service when we tried to reach out to it.

The room was clean, good Wifi, excellent location and friendly receptionist.
Isolation of the room is bad. There was a big group of people who were talking loudly till the late night so I couldn't fall asleep.

Nice place for someone doesn’t want spend much on a room.

It was a please and cozy place & good value for your money, definitely going to come back to this guest house.

It’s a very nice family own guest house, ms Tamar is soo sweet and very accommodating and so as her parents. The room I’m staying in was a nice cozy near the kitchen room. What I like about the place was it is just a walking distance from the Avlabari metro station is was very convenient for me.

Owner of guest house is kind and helpfull. It was clean and tidy. Wifi was not bad but it can be better. We have A/C and mini fridge.
At night, it can be noisy. Everybody uses same garden and commen garden kitchen. There is no warning for being in slience at night especially after midnight. We had early train ticket, but we couldn't sleep because of noise and we woke up at 3.30 AM because of noise again. Owner should be warn guests and be more carefull about that and should hang some signs and warnings about common areas noises.

Very Good

Home with a private room that is perfect. The outside kitchen area is very cosy and the house has a lot of character. Perfect location as Avlabari area is best for the mini bus to Dilijan / Armenia. Also the area although quite central seems less like the touristy Liberty Square area, so it's a different more local feel.
I want to give this a 10 but the hot water was missing in the shower. Plus, would be good to stock up on tea / coffee for the kitchen area. Still a good place to stay.

Very Good

Being a solo traveller I had a small room with a bunk bed and a bathroom. Very basic but overall quite ok. Is very nice the patio of the house where you can relax.

Friendly host, great location. Room has two windows to the kitchen and inner yard.
The room was pretty small, but completely suitable for one person. Mattress was too soft for me.

I booked a room just to have somewhere to stay until my transfer bus to Kutaisi Airport in the middle of night. Very friendly owners, the guest house is only a short walk from Old Tbilisi.

Perfectly adequate. No complaints.

I actually prefer the other side of the river. However it was very close to a metro station which is important.
The room was very small. I was only there 1 night so it didn't really matter.

Quite comfortable room with two beds one above the other. Room is small, but I knew it from manager, and it was matching my needs for short stay with minimum time to spend in it. Condition was clean and tidy. Small own bathroom with shower. Good towels have been provided. Aircond was operational. Perfect location for my planned activities in Tbilisi. Very friendly manager. I came on site at 5 am and have checked in at once, as it was preliminary discussed with owner/ manager. Optimal price to conditions ratio.
Nothing to mention.

Lovely host with self contained apartment

Host was very responsive and nice. Small kitchen, bathroom and bedroom with sitting area were exactly what I needed.
Limited kitchen utensils and items compared to other places I have stayed in Georgia for similar price.

Comfortable stay

I very much enjoyed my stay here. The hosts are very friendly. The older people who live there don't speak English but are friendly and helpful nonetheless. Communication was easiest through messaging to the daughter who was very quick to respond and made sure everything was attended to. Everything was very clean and nicely done. Bed was comfortable. Nice to have a kettle to make some tea and breakfast. I could leave my luggage there. Location is perfect close to the metro station and several shops, and walkable to the old town (going back is up the hill though). Aircon worked well. The place costs a little more but you do get more comfort and a nicer room for it. I'd stay here again!
It is close to a main road, especially in the room I stayed, so there is some noise, especially since some cars are just noisy... There was one bulky chair in the room which took up quite a bit of space and wasn't needed. Since it was just me in the room it was fine (I put my bag on it), but with two people you wouldn't have a lot of space to place your bags.

The location is excellent, just a couple of minutes by feet from subway and about 10 minutes by feet from Rike park. The room is cozy and clean, beds are comfortable. The host is friendly and polite. The yard is light and pleasant.
Unfortunately, there was no microwave or stove for guests, only a kettle. The armchair in the room is really old. There was no waste basket in the room or bathroom. The shower sink is in poor condition.

Guest house as described on photos. Room was clean and warm. WiFi spot near the room - quality of the signal was good and speed was enough for me (no games or hd video). It's located near metro station (300m or less - 5 -10 min walking). Quiet place without lots of peoples around. At least 2 magazines 24/7 less than 500 from apts. Two parks near the house. Liberty square in 30 minutes of walking.
Couldn't remember anything. All described on photos and could be found on maps.

Room newly renovated, air conditioning works very well. We only stayed 1 night but the room seems good for a longer stay - there is a sofa to sit and a low table. Very close to the metro. You have to climb a bit from the center.
Could be better cleaned up.

Very comfortable house, excellent owners, well-kept yard, clean rooms. The owner of the house is ready to help with everything. When we arrived we were accommodated ahead of time, the weather was cold and the heating was on. An ideal corner for rest. All the amenities in the place: metro, bus stop, market, moreover, there was a bakery in the yard of the house, which allows to enjoy Georgian cuisine. In a word, a justified journey, I recommend everyone. Thank you owners.

In general I would say this place has great potential, the owners are super welcoming and warn, location is great. But I

Very cozy private yard, kids can run free and you won’t be stressed out. If you are a big family travelling together it is perfect, as you are all in the same house but separate rooms
The smell of cigarettes and something rotten in the open kitchen. The canalisation smell from sinks as well, but I don’t think it is property or owners issues. Please note there are no hair dryers, not tv, no iron, not toiletries except toilet paper and soap.

Typical Georgian (un) welcome but decent place and functional in an excellent location

Great location, decent place and good bathroom for the price , functional and a fair price
No welcome whatsoever, aggressive woman was yelling at me (well it's Georgia so nothing new) as I walked into the yard, a pleasant old man was barking yelling instructions at me in Georgian but he could say "you money pay now", no contact with anyone who spoke English, some old lady walked into my room without knocking, no bedsheets, no big deal z it worked out ok but unpleasant and difficult first impression

Good room for short stay.

Only stayed for a few hours as I had a very early morning g flight. The room is cheap and comfortable for what I needed. The host was lovely and kind. The small room is right next to the kitchen and not sound proof so might be about hard to sleep if you are a light sleeper. Room had ac and a decent bathroom which was clean. Good room to stay for a transit or one night.

Nice clean room, comfortable bunk bed. Friendly and accommodating owner.
We lived in February, it was cold, there was not enough heating. There is no seal on the front door (it is cheap and the installation is simple, which makes it difficult to make it is not clear). There is also no curtain in the shower. Double bed mattress needs to be replaced.

Все прошло отлично. Быстро отвечали на сообщения, найти легко (обозначено на всех картах и на букинге есть фото снаружи), в двух минутах от метро, центр.

Хороший вариант в Тбилиси

Удобное расположение в центре города, недалеко от станции метро. Приветливые хозяева, большая квартира со своей кухней и с/у. Вполне хороший вариант для остановки в Тбилиси. Цена хорошая.
С моим ростом (не совсем уж большим) 182см мешает спинка в ногах у кровати, она высокая, спать не совсем удобно. Вытянуться не получается. Хорошо, был диван в комнате, спал на нем и то на искосок))) Не хватает фена для волос в номере. Утром после душа с мокрой головой на улицу в холодное время идти не вариант.

Не первый раз останавливаюсь в этом гостевом доме, и могу сказать о нем только хорошее. Чистое и очень уютное жилье, идеально для компании друзей из нескольких человек. Есть всё необходимое. Удачное тихое расположение, при этом в самом центре города. Приветливые и гостеприимные хозяева.
Приезд был немного омрачен аварией на котельной в день приезда и отсутствием горячего водоснабжения.

Поменять смеситель, чтобы было легче настраивать воду.

Очень милые хозяева, доброжелательные. Комната соответствует фото, чистая и приятная. Бельё и постель приятное.
Шум за окном, наши выходили на улицу, с утра слышно машины, но не критично. И если соседи шумные, то тоже будет их слышно. Смеситель неудобный, сложно настроить нужную температуру воды, нет шторки, вода попадает на пол и тд.
