We couldn’t find the hotel sign because it’s a family run accommodation. 10 mins walk down the street to the fountain. The room was spacious and well decorated. The owner is nice and friendly. The mattress was too soft for us

Very spacious, quiet area, clean and with a royal feeling. I felt like I was a princess sleeping at Versailles palace🙂
I really like the place, very big, beautiful room with a large balcony, covered with royal decorations. It gives the feeling that you are at the palace.

Quirky place to stay like no other - totally satisfactory unless you are looking for facilities beyond a bed to sleep an

Most unusual place to stay … a former oligarch’s house with well fitted rooms though the sense that work has never quite been completed. You’ll get a comfortable night’s sleep and the hosts are very kind and helpful. No other facilities though … not that this matters as there are plenty of cafes, wine bars and restaurants nearby. As long as you don’t mind walking up and down the hill into town.
All fine - but it does feel somewhat unfinished.

A great value, quirky, pleasant placed to stay in Kutaisi

Located in the almost completed former residence of a wannabe oligarch and now converted into a very pleasant hotel. The hotel is located on the hills overlooking the city with a pleasant view. The friendly proprietor lives on site. The rooms are huge, almost palatial. We had a huge room, half a huge bedroom with a giant size bed. The living area was equally huge with a large L-shaped sofa and big coffee table. Also a large desk, fridge, kettle, plates , cups, glasses. Large TV. The bathroom was bigger than many hotel rooms I've stayed in. Also a nice big balcony with outdoor seating. The overall decoration is extremely oligarch bling, probably not to everyone's liking but it has to be seen to be believed. A chance to live like an oligarch without needing the bankroll. Excellent value for money!
The jacuzzi bath pictured was there, but appeared to never have been connected up to function sadly. It sort of worked as a bath though and the shower was fine. The room had a few other quirks but at such a great price nothing I'd complain about!

Strategy place

Owner speaks English. Hotel is very close to city center. So very important to be able to manage trips. He advised us driver for whole day trip and very nice.
We cannot say any like we didn´t like it. Was good and we didnt expect something better. Maybe towel was new and hard to use after shower but this is not problem.

Technical problems. Windows broken and hard to close/open. Wellness not working. Bed creaks so much in both rooms! Noise from the neighbors, missing shower gel, broken plugs, light in bathroom does does not work (it was fixed already, but still missing switch cover), one light switch was not properly installed in wall, there were too many technical issues

Great stay next to the city center

Pleasant stay

The room was very clean and spacious. It's a walkable distance from the center. The owner was very nice and helpful.
It's difficult to get the right water temperature for the shower but that's not a big problem.

A quiet, perfect room close to everything. Lovely and unexpected!

It’s in a really quiet street, but very close to the main area of Kutaisi. Within walking distance. Lovely large room and bed. We were able to get our laundry done. A great place to stay.

Extraordinary and cost place with a great host

Very extraordinary place with spacious clean rooms and interesting host who is always ready to give you some tips about the city. I really liked staying there and will do it again when I’m in Kutaisi.

Our time at Hotel Royal met all expectations. Rooms are really beautifull with big bathroom. Hotel is just 5 minutes walk from the center. In the night is there really quiet and you can sleep so great. Owner of the hotel Georgi was really helpfull with everything what we needed. Even he called for us taxi to the aiport and he wake up for us at 4:30 in the morning to be sure, that everything is OK. I fully recommend. When we will come back to Kutaisi, definitely we will come to this hotel back.

Georgy, the owner of the hotel is amazing. He welcomed me warmly, provided with useful info about Kutaisi, it's history and brought some sweet treats :) There's a nice garden around the hotel, comfy bed and spacious bathroom with a bathtub. Great location, quiet enough and close to everything you may need during your trip.

big room with great location. good value for money.

very large room with a great location. Giorgi was very nice and showed us how to work everything. plenty of there were towels and linen. the bathroom was very nice and big. there was a fridge and a kettle. the room had plates and cutlery.
everything was very nice, I would maybe recommend a bath mat or an anti-slip mat because the floor can be slippery when wet.

Very Good

Upgraded from Deluxe to King Suite. There is also a bath tub. The receptionist was extremely helpful and answers to queries as soon as possible. I recommend this place to Nordic people and other travelers. Just few steps to the City center.
The biddet does not warm and is very cold. The toilet is also very cold. There is also just one small trashbin. I suggest to put a Hotel Royal name outside the building so it is easy to find. Also microwaves would be good addition for King Suite and the possibility of using the Jacuzzi otherwise it is only for picture and Marketing.

Room is nice, hot tub is lie

The room is very nice, old fashioned with very big bed and nice balcony. Also it was cool that there was TV with Netflix. It is located very close to the strict center with restaurants and clubs, yet far enough to be silent at night.
The bathroom was very cold (not heating). And jacuzzi, that was written in the room description, was not working (owner was making some fairytales about law in Georgia, but that was a lie).

Highly recommended

Giorgy is a great host! He speaks English, Russian, German. He is very helpful and kind. As soon as we arrived he treated us with some fresh tangerines from his trees. He also gave us tea and some tea sachets for the rest of our accommodation. The room is really huge and very clean. It has everything we needed:air conditioner, hot water (always), a refrigerator, a kettle, a hair dryer, a soap despenser, shampoo, extra pillows and blankets, a big balcony, and even wine glasses and a corkscrew. It is situated in a very quiet neighbourhood just 8 minintes walking from the central Kolhid fountain. We stayed there for 3 nights. Giorgy helped us with everything.
We surprised at first with the furniture and the decoration at first as they are kitsch but that's only for the first few minutes. Nothing that you can't overcome. Overall it was a great accommodation.

Really big room with comfortable furniture. Interesting house with a friendly owner who speaks good English. Room had everything we needed, fridge, kettle, smart TV. Nice bath in the bathroom. Price was also great.
A/C didn't do a great job at keeping the room warm, since it was so big.

beautiful Georgian home close to everything

The bedroom was incredibly big and the bathroom was great! The house is beautiful and well located, about 3-5 minutes from the center.
It would have been great to know that the person who would welcome us would only speak Russian, as we didn’t know which room we were, so we took about 30 minutes to check in. However it’s not a bad thing per se, we’re just sorry that the person lost time handling our case! :/

Wonderful host, quirky and characterful room. Highly recommend as a guest stay.

Great location within short walk to town centre. Room is full of character and very large. Secure parking on the property. Georgi the host is fabulously friendly and welcoming. Make sure to spend some time chatting to him!
Doors didn’t lock properly so some might feel that is a security risk. But Georgi is so nice we felt fine. Wonderful two person jacuzzi bath is unfortunately not plumbed so doesn’t work. Bit disappointing as we were looking forward to using it as soon as we saw it. Hope that can be fixed for future guests.

Beautiful hotel but a no-go for non-smokers

Beautiful hotel, gigantic rooms, great bathtub, plenty of hot water, very friendly and responsive hosts. You feel like a king staying here.
For some reason, the hotel lets guests smoke inside their rooms. I've had one night when every single other guest smoked. They also smoked in the hallway. As a result - my room was filled with cigarette smoke. I'm sensitive to it and this caused me breathing issues for several days - not to mention that all of my clothes stank of smoke and had to be rewashed. The hotel also has very little soundproofing. I had to ask other guests to keep quiet when they were shouting down the hallways after midnight. The soundproofing issue is more difficult to fix, but please ban smoking in your hotel.

Mixed experience

Property and room were nice and good location. Friendly host.
Did not receive the confirmed room type (suite). It was very noisy as families in other rooms left their doors open and kids running through the corridor even late in the evening. Not the owners fault but guests could be asked politely to leave their doors closed and keep the noise down after a certain time. There were no bathroom amenities apart from a tiny bottle of shower gel. You shouldn’t advertise bathroom amenities if you don’t provide them. At least soap should be provided.

Good location to explore Kutaisi

We checked in at 1 in the morning. The owner was a friendly guy. The hotel is not right in the city centre but close enough to walk there in a couple of minutes. There is much less noise as in the centre and the air is better.
The shower must be held in your hand, there is no attachment on the wall

It was quite good, but not the best I’ve been too.

Good location and very nice host.
We had problems with warm water in the shower and bathroom door wasn’t closing.

Good for a short stay

Location and value for money is great. Owner was very friendly.
We booked a suite, and based on the photos our room should have been much larger. The listing shows 10+ photos first of one large suite (what we thought we were paying for) but the photos at the end of the listing are of a different room (half the size) which we were placed in.

Not a hotel. A guesthouse

- Nice interior design - Good wifi - Balcony - Good bedlinen and pillows - Close to city center, but in quiet area
- Insufficient AC for winter - Lukewarm hot water - Water pressure insufficient for the bath - Bed needs a new matress. Springs worn. - Bathroom has no insulation. Quite cold during winter.

The hydro does not work, but it is comfy

The bed was so comfortable.
The hydro is advertised — but it doesn’t work. There is a prohibition of hydromassage in Georgia since the host told us.

A room was not really clean. Strange, that they call this place "Hotel", since it could be only a guesthouse.

Will not come back

Large bathroom
We felt cheated when we saw that it’s a house with a family, not a hotel as it’s written and room which they gave us was different from the room which was on pictures(size of the room was smaller). Their sofa was so old that there were springs coming out of the seats! Mattresses were extremely bad so we couldn’t sleep. And when we filled the bathtub with water to take a bath that water was coming out to floor as if it’s a swimming pool in washroom. From their bathtub water goes directly in bathroom so whole bathroom gets wet. Lady when asked for water gave us water from tap in a new looking bottle. Go there if you just want hostel experience or stay cheap. It’s a house not even guest house.

Good

Historical building.
There was just cold water in room nr.4 and the staff did not solve the problem, although we told them. There were used and dirty cup left in the room. Air conditioning was turned off in both rooms while we were outside, which means that someone entered the rooms, but in the same time no one cleanded up them.
